Selling a piece of property is one of the biggest decisions you might ever make. Staging and marketing your property is the key to generating interest and engagement, which leads to showings and eventually the settlement table. While your Realtor© is the expert on that part of the process, Devine Imageworks can help make your property look its very best!

Here are some important things to keep in mind for the day of your photo shoot:

• The photo shoot will generally take no more than 2 hours (depending on the size of the house, of course). We will be photographing both the inside and outside of your house, including all of the major rooms. We normally do not photograph the garage or closets unless they have special features.

• If your house has special features that are not obvious, please be sure to let us know so can include them in the shoot.

EXTERIOR:

• Remove vehicles from driveway. Do not park directly in front of house.

• Clean outside windows if possible.

• Remove and hide garden tools including hoses and sprinklers.

• Mow and rake yard and sweep driveways, porch, and sidewalks.

• Move garbage cans out of sight.

• Vacuum and clean pool and pool area (if applicable).

INTERIOR:

• Contain pets out of sight and hide pet bowls, toys, bed, and litter boxes.

• Open all shades and blinds - clean all windows.

• Hide trash cans.

• Turn on all lights - replace light bulbs as needed.

• Turn off ceiling fans.

• Contain children’s toys out of sight.

• De-clutter all rooms. Remove excess magazines and newspapers.

• Make all beds and tidy bedrooms. Hang or put away all clothing. Remove prescription bottles, toiletries, perfume bottles, CPAP’s, or similar sight intrusions.

• Straighten dining room chairs.

• Conceal all possible cords - unplug and remove items if needed (except lamps)

KITCHEN:

• Remove photos, notes, and magnets from refrigerator.

• De-clutter counter tops, and remove day-to-day utensils.

• Remove items from the sink.

• Straighten stools and chairs.

• Remove trash can.

BATHROOMS:

• De-clutter counter tops and sink - remove medicine bottles and toiletries.

• Toilet seat down.

• Remove rugs.

• Remove cleaning supplies and trash cans.

• Replace toilet paper with full roll.

• Remove items from shower and tub.

• Clean mirrors, shower doors, and other reflective surfaces.

Virtual tours require extra preparation! Because the photographs cover all 360°, the entire line of sight must be free from intrusions and other unwanted objects.
